Ernst Construction & Design Inc. is an architectural design firm based in Scotland, Ontario, working across southwestern Ontario. Our designers hold BCIN qualification in House, Small Buildings, On-site Sewage Systems and General Legal.

Custom design work is quoted per project and confirmed in writing before we begin.

• ◆Scope each quote states what is included — drawings, renderings and the number of revision rounds.
• ◆Revisions included revisions happen during the design phase. Changes requested after drawings are issued for permit or pricing are quoted separately.
• ◆Schedule timelines are estimates. They depend on your decisions, third-party consultants and municipal review.
• ◆Your information we rely on the survey, grades and site details you provide. Errors in that information may require redrawing at additional cost.

Stock plans are sold as digital drawing sets.

• ◆Delivery plan sets are delivered digitally, normally within two business days of purchase.
• ◆Pricing plan prices exclude engineering, HVAC design, grading and other add-ons unless stated.
• ◆Taxes HST is added where applicable.
• ◆Changes prices, plans and specifications are subject to change without notice.

A stock plan purchase grants you a licence to build the design one time, on one lot.

• ◆The drawings remain the property of Ernst Construction & Design Inc.
• ◆They may not be reproduced, resold, shared or reused for a second build without our written consent.
• ◆They may not be used for construction without the designer’s signature and approved building permits.

Any use of these drawings without the designer’s signature and the necessary permit approval is strictly prohibited.

Most plans can be modified. Modifications, engineering, HVAC design, grading plans, truss and TJI layouts and reflected ceiling plans are quoted per plan and per request. Where a listed item shows "Quote", the price is confirmed after we review your lot and requirements.

Every set is designed to meet Ontario Building Code requirements. Municipalities differ in what they require for permit, and drawings may need adjustment as per OBC or local building and zoning departments. Site-specific items — grading, septic, engineered footings, conservation authority approvals — are your responsibility to obtain, and we will point you to what is needed.

Renderings are artist and designer concepts. Materials, colours, landscaping, furnishings and finishes shown are illustrative, may be optional at extra cost, and are subject to change as per final selections. Dimensions and square footage are subject to change without notice. E. & O.E.

Design work is invoiced per the schedule in your quote.

• ◆Digital plans because plan sets are delivered digitally, purchases are generally non-refundable once the files have been sent.
• ◆Before delivery if you cancel before files are issued, contact us and we will work it out with you.
• ◆Custom design work completed to the point of cancellation is payable.

Any construction cost figure shown on this site is a rough estimate based on a per-square-foot rate. It is not a quote. Actual cost varies with location, contractor, site conditions and finishes. We are not responsible for differences between an estimate shown here and what a build actually costs.

We stand behind our drawings and will correct errors we are responsible for. To the extent permitted by law, our liability for any claim arising from our services or a plan purchase is limited to the amount you paid us for that work. We are not liable for construction defects, contractor performance, delays, or indirect or consequential losses.
